This week’s featured neighborhood is Heritage Village in Marlton, Evesham Township. Heritage Village, including the Georgetown section located within it, is one of Evesham Township’s first housing developments located between Route 70 and Main Street. Heritage Village is comprised of a total of 700 single family homes, and was lovingly named after the family that once owned the farm, famous for its “Heritage strawberry,” upon which the development was built. Within Heritage there are five models of homes to choose from including the The Winston, The Kent, The Carlton, The Heritage and the Concord Rancherama (see below images).
Construction began in Heritage Village with about 200 homes between 1955 and 1959. This section of the community was originally known as Georgetown, and is now considered part of Heritage Village. Around this time, Stuart Construction developed a sewer disposal plant known as Georgetown Sewerage Corporation on Elmwood Road for use by the residents of Georgetown. In 1961 the Township’s newly formed Municipal Utilities Authority acquired the plant and expanded its service territory to cover most of the Northern half of the Township. Stuart Construction built 500 additional homes in this larger area situated next to Georgetown between 1959 and 1964.
Original purchase prices of homes within Heritage Village ranged from $11,490 to $14,790, with property taxes around $19 per month! In today’s market, you can buy a home in Heritage Village on average for between $185,000 and $257,000, and may even snag a lower price for a bank-owned property. In the past 6 months, 23 homes sold in Heritage ranging from $95,500 to $257,000. This included 4 sales of bank-owned properties, which sold between $95,000 and $178,000. Currently, there are 15 homes active for sale with list prices ranging from $160,000 to $393,750. Additionally, 6 homes are currently under contract in Heritage Village.
Students living within Heritage Village attend Beeler Elementary School, Marlton Middle School and Cherokee High School, all highly rated. Heritage is ideally located just off of Route 70, giving residents extremely easy access to Philadelphia and the shore points. Better yet, the neighborhood is within walking distance to the new Shoppes and Residences at Rennaissance Square under construction on Route 70. This center will be home to Virtua Medical Group, TD Bank, several other retailers and 338 new luxury rental apartments.
Additionally, several sections of Heritage are within walking distance to the booming Main Street in Marlton which is also experiencing new commercial development and features restaurants such as the iconic Marlton Tavern and Sals Pizzaworks, coffee shops such as Starbucks, consignment boutiques, barber shops, pet grooming facilities, nail salons, and more. The Promenade and Marlton Square are nearby shopping centers that offer even more dining and retail options to residents of Heritage.
