What is the NJ Mansion Tax?

A common misconception is that the tax only applies to the amount above $1 million. In reality, if your transaction crosses the $1 million threshold, the tax is calculated on the entire purchase price.
The 2025 Shift: Sellers Now Foot the Bill
For nearly two decades, the Mansion Tax was a flat 1% fee paid by the buyer at closing. That changed dramatically for contracts signed on or after July 10, 2025. The responsibility for paying the Mansion Tax shifted entirely from the buyer to the seller.
In addition to shifting the financial burden, the state replaced the flat 1% rate with a tiered, graduated structure for properties over $2 million.
